Overpaid rent, how do I get it back?

Get on to the bank and tell them this DD payment was taken in error and ask them to claim the money back under the Direct Debit guarantee0

If your bank and the receiving bank comply with the guidelines on credit payment recovery (cpr) they should be able to return your money within twenty days, maybe less if the estate agent agrees, but getting the estate agent to return it themselves will be quicker. The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.0

I'd go down to the EA and refuse to leave until payment was sent. I'd happily talk with every customer that came through the door letting them know your reason for being there.0

Even with DD, my bank will only revert it if within 24 hours, not days afterwards.
As stated, completely untrue. I suspect you may have misinterpreted what the bank told you. There is no time limit specified.

There's no ongoing disputes, the house is in normal condition, I was separating the two issues for clarity.
The "14 days" suggestion is a good one for sure.0 -

To be totally above board and for legal purposes send a 14 day notice letter in by email and post but if it was me I would simply ring them up Today and tell them they have till close of play Today to pay it back to my account otherwise I'll be causing some issues and adding costs to the £1400.00, Make sure this is advised in a very firm manner so that they know you are not messing about, 9 times out of 10 any reputable Company will then resolve asap, If that fails go the legal route and add all costs onto it.0 -
Have the agents explained why the money hasn't been refunded yet?
This should be a simple proceedural issue. No need to talk to ombudsmen. Talk to the agent today and ask when they're going to give you the money back. If they're being evasive and give any answer other than 'defintely within X days' where X is 2 or 3 I'd send the letter before action as explained above.0 -

I think I'd send an NBA regardless of what they say. It will only cost you the price of a stamp and will put you ahead of the game if they say 3 days and then do nothing. The downside is that if they are playing silly beggars they may well leave it 13 days before paying you even if they intended to pay in 4.
If you send an NBA and they don't pay in the 14 days don't delay in raising the claim online.
I threaten people with court action fairly regularly as part of my job and you'd be astonished how many are surprised to receive court papers and ring up with 'we thought you'd give us longer'.You can pick your friends and you can pick your nose but you can't pick your friend's nose.0
