property valuation says asbestos could be present - advice/tips

"artex and soffits are thought to contain asbestos material which may represent a health hazard. you should instruct a licensed specialist to check the property as remedial work may be required"
we just did a basic surveying report and it came back with this.
we are still waiting to see if the lender places any conditions on before lending.
what advice would you give?
how much would it cost for an analysis/report on the Asbestos? and removal?
its a 2 bedroomed mid terrace with garage.

This is standard a**e covering.
Unless you go up a ladder, drill into the soffits and breathe the dust in, its not going to cause an issue !!
Same for the ceilings, artex prior to the 90's may contain asbestos. Again, how much time do you spend drilling into ceilings? If you cared, best bet is simply to skim it, maybe a grand for a small house. At present it will be safely hidden behind paint and is no danger whatsoever even if its there.0 -
As AnotherJoe says, it's nothing to worry about. If our buyer tried to re-negotiate on that basis we would be politely telling them no.0

Yeah, I don't think it has to be a problem. We got a specialist asbestos survey on our place as the decor was so old we feared some of it my contain it, and we were planning to knock down some walls so we really did need to check, and it turned out fine. But if you're not planning big works, probably not an issue.0
