Work to main roof & chimneystack

Hi Guys,
I found a leak and some cracked tiles in my rental property. Had the estate agent get me a quote for the work (as I'm not local) and I just wanted to check whether it was fair, or if I should ask for another one.
Work as follows:
Securely fix existing slipped tiles back into position & replace any broken ones.
Re- bed tiles around skylight on rear.
Remove old mortar & tiles from around chimneystack.
Fix tiles securely back into position with new soakers.
Securely fix lead flashing to side of chimneystack.
Re-point lead where fixed into chimneystack.
Remove rubbish, dispose of legally leaving property tidy.
£708 all in. Is that good?

no it's not good. In general all roofing work is just a rip-off! I needed to have a similar stuff done, actually a bit more than yours, I did not wanted to climb on a roof myself in a swelling cold windy weather without the right ladders so just got someone in, I would rather let them fall from a roof not me. first quotes came in at around £650-£700, I was gobsmacked! than this is what I did, went to the checkatrade websites and mass emailed to 40! yes 40! local firms for a quote, I made a pictures and described exactly what I need,
In the end I got someone in to do the same job for £180 ,
It took them about 1hour to do it and £5 in materials and I still felt ripped off even with the £180 for the work that was actually done...
I suggest you do the same!0 -
Kery is correct that a lot of roofing work is a ripoff, but if you need repairs doing you want them done well. I would ask the ea to confirm with the roofer how many hours work he has estimated it will take. The work only seems to require one experienced roofer for two days tops. I think the quote looks right for the amount of work quoted for, but are you sure all the work needs doing and that the roofer is a good roofer?
Removing mortar and replacing with soakers sounds like remediation of a previous botched job.The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.0 -
Why not get your own quotes?
Asking the estate agent to get you a quote will have certainly put the price up!! (To cover their "associate" contractor's bung!)0 -
Thanks everyone. I live about 150 miles away and the tenant works nights so it's not that easy to arrange extra quotes. However, I'm going to choose a couple of local companies and get the EA to arrange access so I can get a comparison!0
