House with land for sale, but I only want the land. Advice please

Hi, recently a house with about an acre ,(separated from the house by a road) has come up for sale in my area. I only want to buy the land as the house is easily outside of my budget. The land will be used to develop a small holding\keep some livestock.
Having spoken to the agent handling the sale they are very reluctant to even mention my interest to the vendor but will mention it to the people who eventually buy the property.
How to I make sure that the seller knows of my interest and if possible any advice on how to get them to sell the land separately would be appreciated.

You could mention why you want to buy it to reassure them you're not sticking flats on there that may put their sale at risk.0 -

It may be that the vendor has explicitly told the EA that they won't entertain splitting the house and land, hence the reluctance. Whether that's the case or not, if the vendor doesn't want the hassle of splitting, then your only options are to negotiate with a future buyer or to buy the property yourself then split.
It may well be that making the EA aware would help sell the property more quickly - when my mother was looking earlier in the year, there was one place she found which she thought ideal, apart from having too much land (4.5 acres too much!). If she'd known there was a buyer available for the land, she may well have gone for it.0 -
In normal circumstances, the marriage value of the house + land will ensure that potential purchasers will pay well over the odds for the land, if they manage to convince the owner to sell it.
I know of a property exactly like the one you're describing, which will shortly be on the market. No way will the seller separate the two elements, because on its own the house would take an age to sell, being unattractive and needing work. Thus it may not be just the marriage value you'll be up against0 -

I too have been put off some houses as they have too much land. It's certainly made me think that in future it would still be worth making an approach, and possibly even asking local property owners if they may be interested in purchasing the land.0 -
The EA probably isn't interested, because the EA won't get much of a fee for selling just the land!
The Buyer could be interested if you are prepared to pay enough for it, but you might have to pay over-the-odds to get their interest. You could always write to them with an offer and see what they say.0 -
As others have said, you can write to the seller by post or by putting a letter through the door, explaining that you are interested in buyin the land but not the house, and enquiring whether they are willing to consider a separate sale.
Whether or not they are will depend on the people and the proeprty. As well as the 'marriage value' they may feel (particularly if the house overlooks the land) that having a smallholding set up might reduce the saleability of the house .
