Swap out the curtains before moving out of sold house

    I wouldn't change curtains without letting them know, it seems dishonest to me, just be upfront you don't have to leave them so why not be honest about what you are doing.

    When we bought our current house the previous owners wanted us to buy the curtains but we declined. They left them all anyway.

  • Tell them through your solicitor that you want to take the handmade curtains and you offer to replace them with a new set of curtains in white (or whatever)

    They will either say yes please, or tell you not to bother replacing them, which saves you a job.

    Communication key here but should all be resolved very amicably via email.

    When we viewed our house the seller stated then that they were not leaving the curtains.

    Our missive stated that they would leave the rotary dryer- there was no rotary dryer, only four clothes poles.

    Was it specifically listed in your offer, in their sales materials, or merely part of standard clauses; like this?

    "1 FIXTURES, FITTINGS & CONTENTS

    1.1 The Property is sold with:

    1.1.1 all heritable fittings and fixtures;

    1.1.2 all items of whatever nature fixed or fitted to the Property the removal of which would materially damage the fabric or decoration of the Property;

    1.1.3 all items stated to be included in the sales particulars or advertisements made available to the Purchaser;

    1.1.4 the following insofar as any were in the Property when viewed by the Purchaser: garden shed or hut, greenhouse, summerhouse; all growing plants, shrubs, trees (except those in plant pots); all types of blinds ...... rotary clothes driers; burglar alarm, other security systems ...."

    I am in Scotland too and we did fill in a Fixtures and Fittings form, given to us by our solicitor.

    We took some curtains/some curtain poles/some ceiling lights. Take what you want as long as its noted on that list.
