Let to rent or buy?

As the title the let part is already being done, long term tenant, happy to leave this as it is.
It's the other part I'm not sure about, do I rent or buy another place? One way or another I need my own place.
I currently have £60k left on the mortgage on a flat worth £210k.
A part of me wants to be free of a mortgage and debt but I can also see how there is money to be made by leveraging and not paying off a mortgage.
So any advice on whether to rent or buy considering I already have one property?
