    I have been advised a number of times by my dad to put the asking price offer in and always state the offer is pending the survey results and then haggle price of property down after the survey? I'm not sure if this a wise?
    A prospective buyer tried this with me. They did it in a very devious way, pretending that the survey had come up with a lower value, but when challenged, it turned out his 'valuation' was nothing more than quotes from builders! The valuation was exactly what it was offered at. I was so annoyed with his attitude, I told him to get lost out of principle. It paid off as value soared right afterwards and we got £50K more two years later.

    A people have said, size of overall plot, garage, decorative state, number of bathrooms, how quickly each vendor wanted a sale are all factors.

    Also as said, there are not as many 4 bed houses as 3 bed. Even for a couple with 1 / 2 children, these days a 4 bed house may well be more desirable when you factor in the 'requirement' for a main bedroom, plus bedroom for each child and a guest room. In addition, its no uncommon for people to have home offices now so the extra room is again desirable there even if the bedrooms may be smaller.

    In the last road we lived in, 4 bed detached have sold for as much as $150k over the 3 bed semi's.

  • Try that with me and I will most likely put the house back on the market. Also remmember that until the contracts are exchanged, either party can pull out without legal/financial implications. Oh and you will now be out of pocket for the price of your survey and possibly lose your mortgage offer as they are time limited.

    1) Ignore your idiot dad.
    2) Make sure that you're making a rational comparison between the two.
    3) If it's overpriced, a) leave it or b) offer what you think it's worth and walk away if it's rejected.

    You don't have to buy it just because it's the only suitable one on the market. If it seems overpriced to you then it probably is, and most houses are in this stagnant market. Is anyone else interested in it? Are you the greater fool trying to justify the purchase?

    There are 2 bed and 3 bed houses on our estate and the 3 beds tend to sell for around 25k more, sometimes more than that! I don't really understand it myself because the 3rd bedroom is tiny and the 2 beds seem to be the same size, they just don't have a dividing wall in the main bedroom. The gardens are exactly the same size.

    As mentioned, need for a home office, study room / hobby room, people being happy with a smaller bedroom perhaps for a nursery if they have more than one child or guests often then its better to have three bedrooms even if one is smaller rather than two.

    Yes that's why we wanted a 3 bed, we wanted somewhere to keep all of our paperwork and studying stuff, plus there weren't any 2 beds on the market when we were looking.

    It'd be fine for a nursery but barely useable as a bedroom even for a child. You can't even fit a standard single bed in it, it's about an inch too small! It really is a box room. A few people have extended so they may think at least it has the potential to be a bedroom, but I think it makes the houses ugly!
