OK, so it's the cheapness of the area that you are worried about. FWIW, Soudan Street is in a very bad area and your friend is right to be cautious. I wouldn't buy a house in the Village for £10k TBH.

I would tend to agree on this one. Anyone looking at buying ahouse at the minute would need to be pretty sure that they're comfortable with the area and street. With a high possibility of falling into negative equity and no real certainty as to when or whether prices will start moving upwards you could end up living there for quite a number of years. Everyone has their own opinions as to what would be a safe area but I think that the level of racist attacks in the village area would suggest to me that it might not be the most welcoming of places for someone who hasn't grown up there. I could be wrong but personally I wouldn't be risking it.

Yeah unfortunately I thought that might happen, you're always going to have to pay somewhere along the line. did you reduce your price at all?

I would rant some more. We sold a house in 2003 and the estate agents were completely incompetent, both before and after we had a buyer. I complained to the regional office and the manager there apologised and decided to reduce our fee to their minimum charge. The service, however, did not improve at all! Eventually I told them that if the sale wasn't completed by Friday (I think I said this on the Tuesday), that the deal was off, their for-sale sign was coming down, somebody else's sign was going up and they could whistle for their money and hope I didn't see them in court.

The following morning I got a phone-call from the agency manager telling me that a) the sale would complete that day, b) he had been looking at the case and was very sorry for all the problems and c) he had decided that there would be "no fee for this transaction". I think he expected me to be all grateful, and was a bit surprised when my response was, "I should think not - you've done nothing you deserve to be paid for!"
  • Just right blueberrypie. You wouldn't pay for shoddy service anywhere else so why put up with it from an estate agent. There's plenty of them out there who would be glad of the business.

nah not yet they want to reduce it by £80000 which is probably about right for todays market but to be honest i still dont think it owuld sell so we just gonna sit on it for a while. i am jsut so annoyed by how they have ignored us.

  • My estate agent is the same. I considered looking at that house swap ni thing that was on the news the other night but it doesn't let you browse the properties you have to log yours on first. think he's missed a trick there but still it might be worth a punt.

Why not try reducing it? You have nothing to lose, someone might be looking to buy and people generally only search up to a certain limit. HTH.

I agree nothing ventured nothing gained. you won't know until you try - can't think of any more relevant cliches but tara's right.
