A roofer once told me that I needed 3000 quids worth of worth doing - second opinion said I just needed a few tiles replaced. That what I went for. 15 years without a problem after that.0 -
If i was the seller and the survey valued the house at the price you are paying with the issues observed i wouldn't even have dropped the price.
I say you get someone to take a look at it before you purchase and ask for the inspection fee and the quote to be taken off the price. If they say no (which is unlikely if they have somewhere to buy) you can walk away or carry on.0 -

Yep, this is the best way to do things, as I have found from experience. I made my offer based on the advice of the estate agent that the house didn't need a rewire, just a lick of paint and the windows opening to air it. After getting damp and electrical surveys I'm told there is damp that will cost £2k to sort out, and the wiring is over 30 years old (rubber cable and no RCD protection) and in the electrician's opinion a full rewire is needed. After reading the comments above, it seems I might be being told I need unnecessary work, I don't know whether to believe the estate agents version or not!0 -
rubber wiring will require a full rewire and new mains board, it must be just about perished. Damp is a pain to sort, its a plaster off job, easy on an empty property - materials not too costly, but dirty, dusty,time consuming work.Mr Generous - Landlord for more than 10 years. Have now obtained a copy of surveyors report
"floor is wet in vicinity of shower cubicle"
Bit different to what lender had indicated
It then says "provisional retention amount" £100.
In this context what is a provisional retention amount? It sounds like the amount to keep aside to fix it (i.e. surveyors estimate on repair costs?)

We finally got a quote for the work. A smidge under £1000 so the reduction in price is about right.
