Am I just impatient?

Advice.... maybe i'm just being antsy.

Offer accepted on our house on 20/10/2016, still yet to hear anything about a date for a valuation. EA said in email on 25/10/2016 "I have spoken with your purchaser this morning. The purchaser’s mortgage advisor is away over half term and is the one liaising with the mortgage company. The purchaser has assured as soon as the mortgage advisor is back he will get this booked in."

Would you interpret this as booking in mortgage appointment to do the app or just booking in valuation - if it's booking in appointment I feel like this will drag FOREVER.

We are all ready to send docs back to solicitor but holding off as don't want to be really far ahead and realise we have to put back on market.

Someone just tell me i'm being impatient

  • It's frustrating they can't make any progress when their advisor is away (presumably their advisor is a one man/woman band). Though people do go on holidays so entirely reasonable.

Probably slightly unfortunate timing, max of 2 working days between them getting offer accepted and their advisor being off for a week. Perhaps if there'd been a couple more days the advisor could have got the ball rolling enough that this wouldn't be an issue.

If the appointment is sorted promptly this week, all is good.

A bit frustrating when things don't/can't happen immediately but yes, you probably are being a bit impatient at this stage.

See how it goes this week.
  • Okay thanks guys - think i'll touch base with EA end of the week and see if valuation is booked in

Do you have an onward purchase?

If so, is the chain fully formed?

Ten days doesn't seem that bad for them to be getting mortgage lined up, valuation booked, etc. So yes, slightly impatient! Hard not to be though!
  • You are being impatient. It could drag on for any number of reasons, the mortgage application being just one of them.

Confirm that they have appointed a solicitor - that should indicate that they are properly commited.
  • yes chain fully formed, I'm not sure what I was expecting as I've only been a FTB before so never sold. We got our mortgage offer sorted before we had house confirmed and then rang up for valuation next day. I appreciate some peoples idea of wanting to go quickly are not the same as ours

Are you sure? It is rare for a mortgage lender to issue a mortgage offer until a valuation has taken place.
  • Yes - sorry - didn't make much sense, meant we did the full mortgage app but just omitted the property details, mortgage advisor filled that in later when offer was confirmed

If the mortgage adviser's last day at work was Friday 21st then yes, you're being impatient! I'm not sure how your poor buyers could have got booked in when you accepted the offer the day before someone went on holiday. If the mortgage advisor's day on the 21st is anything like mine before I go away, there won't have been enough hours in it, let alone with booking in a last minute application appointment.

You have a reason for any delay and that is really all you can expect throughout this process - as long as there are reasons, it's normal.
