Location Help

We are looking to move house and need to pick a location that is with 40 minutes driving distance of Croydon town centre for work. Also must have good train to London Bridge. Max price is £425k and must be a safe area and near good schools.

I suffer from serious anxiety and so I get super worried by lots of things. Coming from Croydon growing up which was rough I am very concerned with crime. Looking at stats on police.uk just worry me everywhere so I am looking for peoples advice.

Ideally a semi detached with garden and parking essential.

Do not want a mid-terrace. Is there anywhere you would suggest? Thanks in advance.

    What about somewhere like Chislehurst or Sidcup.. great local schools, very safe and its possible to get all you're after for 425k... just a quick glance on rightmove..

    Trains up to London Bridge from either Chislehurst Station or New Eltham and 30 mins drive to Croydon.

    Or more Orpington way..

  • Hi thanks for the response. I will take a look at Chislehurst. I kinda assumed that would be way over my price range. Orpington has lots I can afford but I always get such mixed information on the area. Is it actually safe? The crime statistics are not the best.

    Perhaps take a walk around the area you want to buy at night and see if you think it's safe. Stats are stats, not until you actually experience the place it self.


    Would you take a walk near Denmark hill or Barking at night?

    Well I went to school in Orpington but left in 1996 so its been a few years since I was there but it always struck me as an incredibly safe area.
