From my experience working with housebuilders the offer you can get depends on how you are purchasing and the stage of build.
If you are using Help to Buy, they won't offer much as they know you are likely already reaping a massive benefit of purchasing a house that without the scheme would be massively out of your price range.
In saying that, if they have a plot near completion that hasn't yet sold, or better yet a stock plot (one ready to move into but unsold) you can often negotiate a really good deal. I've known people get turf, carpets, shed, stamp duty and legals paid after agreeing to reserve a plot and complete within 40 days.
As many have said, if you don't ask you don't get.0 -
On new build, watch out carefully for 1) Service charges and 2) Leasehold conditions (ground rent and escalation clauses).
Can have a massive impact on value and normally buried in the paperwork and presented as a "fait accompli"... Doesn't have to be!0
