An EA is legally obliged to pass on any offer to the seller, regardless of a buyer's position, the only exception to this is if the offer is below the level the seller has previously informed the EA (in writing) they are not willing to consider. Therefore, it is not really down to the EA to choose whether or not they pass your offer to the owner, they have to.
However, you are not negotiating from a strong position if you do not have a buyer for your own property. You do not know exactly what you will sell for. If you find you sell for less than you expect will this affect the price you are able to pay?
It would be unusual for a seller to accept any offer until such time as a buyer has a complete chain behind them. So even if you agree a price the property is likely to stay on the market.
The only benefit is that you get an idea of what price the owner is likely to accept.
Thanks for your replies, The housing association our house is with say that the price of selling ours is fixed at what the valuation is....not sure how this works if a mortgage company value it lower.....We are going to put 5% deposit down and have savings that cover this without the need for relying on the sale of our house. Obviously without selling ours we wouldn't get another mortgage.
Hard work all this house buying malarkey. Thanks for you advice though. I dont actually see the point in EAs allowing you to view houses though until yours is sold.....As in a fast moving area you are likely to view a house that wont be available once yours is sold a few weeks down the line......
I think we will email an offer and see what happens. Least then we know where we are up to once ours is sold.
