Homebuyers report results

We are in the process of moving to a new home and just received the results of our homebuyers report. to be honest the house is around 15 years old and the report didn't hilight anything structurally or majorly wrong with the property, mainly cosmetic, as you would expect from a house of that age. The report passed over the obvious questions for the lawyer (flood searches should be done by the solicitor. central heating, electrical inspections should have been carried out, can the vendor prove this has taken place etc?
I'm guessing the vendor would routinely provide this info to the solicitor via the vendors pack, how much of an issue would it be if the heating hasn't been serviced? Would you expect the gas heating to be serviced prior to the sale? Final point picked up by the surveyer was an upstairs toilet is not currently flushing, is this worth worrying about now? Or just take it as one of those things and count on it being a cheap job once the sales gone through?

yes

it's not a service that matters, it's the overall age and condition. It may have been serviced last week, but be 15 years old and on its last legs.
Or it may be 3 years old, never serviced once, but have another 20 years of life in it.
If this worries you, get it inspected.

Not necessarily. It's easy enough to service after you buy
