    I would prefer a return from where that tall cupboard by the door in the first plan personally, I had an island, i never used it because the kitchen just didn't flow properly. Having a return there as a breakfast bar would make a more definite divide between the living room and kitchen without losing the open plan feel.

    If you're cooking there's very little space either side of the hob for taking pots and pans off the hod or trays out of the oven, to take stuff over to the island would be an unnatural flow. There's plenty of space either side of the sink, but again, traipsing across the kitchen with hot pots/trays would be a pain.

    I did think of making an L shape on island, but thought it better to keep straight lines and leave enough space for a big table, as well as under counter stools, on island itself.

    It doesnt show sizes of units, but on each side of cooker, there is just over 1200mm. Agree the sink could be moved up to corner, by swapping dishwasher that is currently to the right hand side, to the left.

    tbh that's a pretty dangerous approach, you should at least set an absolute top end cost - looking at what you are thinking so far you are adding a huge area so if it's going to be reasonable quality you are probably at serious money - that's before you even think about a nice kitchen too!

    With a project like this it's usually better to set a budget and see what you can get for it as your house will have a top end purchase price, especially as you are looking short term - post brexit might see huge drops in house prices too so if you aren't planning on holding on to it for more than two years be very careful with your cash

    with an L and an island there is a lot of options.

    I would look at 2 sinks, one a largish dirty potwasher sink with the dishwasher and a bit of work surface.

    Then a smaller food prep and drinking water(hot and cold) sink this could be in the island so it is easy to have food prep and people on the bar side for social.

    Another way to improve storage is to add a pantry as part of the utility garage area. could have storage and extra freezer space.

    An upright single fridge unit near the door would be handy for access to cold refreshments when out side, the food fridge could be nearer the prep cooking areas.

    Your island currently looks like it might be too far away from the wall units, you need to be able to swap between the two with a single turn and step.

    Hi Vansboy

    With regard to the 2 kitchen designs I think you really need to decide what style of kitchen you want and what sort of cooking appliances you want (built in or range cooker) then once you have decided these then a proper kitchen designer will be able to create a design for the space you have with your requirements.

    It's virtually impossible to comment on the 2 designs you have created as one has built in appliances and the other has a range cooker. So any comments you get from others are based on their own likes or dislikes rather than what works best for you.
