Puttiing my name in tenancy agreement

Hello, I have been following the website and forum for a little bit now and I am asking my first question.
I've been living in London for a bit more than a year now, my previous address is in Italy. I lived with a couple of friends who rent privately, now one of them wants to move out and I would be happy to take his place on the contract/agreement.
Now I will be "referenced" by the agency, my problem is since I only lived at this address in the UK and my name is on bills + my bank statement is sent here as well, will this be a problem in the referencing process? My proof of address will be the same as the place I want to rent..
What do you guys think? Or do you have any advice?
Thank you

Why do you want to do this? Is it for security?
At the minute I presume you are a lodger? Or do you pay rent direct to the landlord?0 -
Thank you for your reply. Yes I am lodging at the moment, the intention was all along to "come clean" because one of the renters already had planned to leave when I started to live with them.
The tenancy agreement expires in December, we asked the agency to change one of the two names in the agreement. We wanted to do it so I could be able to interact with the agency for any issue and be partly liable for the deposit.0 -
Why not just wait until December and then you can both start a new lease?
As if you take over now, you could be evicted in 2 months time (well they could start the process)0 -
Yes we asked them to renew the contract with my name in it, not to amend the current one. Sorry if I wasn't clear.
The thing troubling me is that when they'll run their reference checks they'll see I was already living there.0 -

It really doesn't matter, they can have a lodger if they want, it's not illegal.0 -
Oh thank you, that's very much reassuring. I hope everything will go right.0

But presumably the tenant who is leaving will want his name taken of the agreement - either now or in December.
So a new tenancy agreement is required, either
* in the sole name of the remaining current tenant (and you remain as his lodger), in which case the landlord may be concerned whether the sole tenant can afford the rent alone, or
* in your joint names which as you say is likely to involve referencing.
Is this a property managed purely be the agency, or is there a hands-on landlord? Does the LL ever visit for repairs, inspections etc? If so, give him tea ad cake next time, sit down and explain honestly about the position. He's likely to accept a working relationship rather than have to end the tenancy and find new tenants.0 -
Thank you for your reply.
Yes, we want to start a new tenancy with my name and the remaining current tenant, I am worried about the referencing process because my only address in the UK is the address I am applying to rent.. What do you think?
Edit: the property is solely managed by the agency0
