House Buying

I have my house up for sale, should I be viewing other properties before I have sold mine? Also if I see a house I really like, should I put an offer in even though my property is not sold?

    You can view but it's a bit of a waste of yours and the sellers time.

    Most sellers won't contemplate an offer if you're not in a proceedable position having not yet accepted an offer on your current property.

    Normally, yes, but it depends on circumstances and area.

    When we last viewed, we were looking for something one-off and very different from what we knew, so viewing was the only way to feel our way into it.

    Yes, there's then a great danger of seeing something and not being able to have it, but then that happens when a buyer exists too. We lost two buyers in a tough market, so two onward purchases foundered. One I'm glad about, the other felt more of a loss.

    In places where the market is slow, such as parts of Wales, it's still quite common for people to start selling once they've seen an onward purchase they like, but in fast-moving areas, like the SE, there's not a chance of success with this strategy.
  • Our house was on the market for a long time but we still viewed other properties - not loads. But ones that we loved, we viewed as we wanted to be able to move quickly and it also allowed us to get an idea on what was important to us.


    When our first purchase fell through, a house we had viewed before also came back on the market and we were able to immediately put an offer in (which was accepted). There are pros and cons.

    I know that lots of people will say you have to have yours sold first but TBH I think that if ever I move again I would find the house first then sell. I think as long as you are 100% honest and upfront why not start viewing.
