Do I need planning for a new window

Hi I purchased a bungalow around 18 months ago, at some point around 15-20 years it had a rear extension done to the kitchen where they moved the window from the rear kitchen wall to one of the extension side walls. I am now redoing the kitchen and would like to reinstate a window to the rear wall of the extension to add more natural lihht, as stated there was already a window in the rear wall of the kitchen so there is history of a window being there. Soni need planning or can it be done under permitted development?

    I'm not quite clear what you mean, but under permitted development you can normally add a window in a wall of the original house. If it was there originally then I would assume it could be reinstated.

    If however you mean the new window would be within the walls of the extension, ie not part of the house as it was originally built, then this would need planning permission.

    If in doubt, phone the council and ask them.
  • Hi the new window would be within the walls of the extension however if you looked at the property from the rear the window would be in the same place as the original kitchen window would have been. only now 3m towards the rear fence.

    It's almost certainly permitted development.

  • You might need building regs, we had an existing window made larger 12 years ago and that needed building regs.

    Putting in a window in an existing wall where there wasn't an opening originally will require "building regs". It is a structural modification, so will need planning control to inspect and sign off the work.

    It won't be particularly expensive (prob around £500), and the OP shouldn't need planning permission although it would be advisable to check.

    If it's within the extension I believe it would need planning permission.

    If it is 3m from the original rear of the house then it has the same view but is not in the same place!
  • I have checked on the planning portal and it says;

    You do not usually need to apply for planning permission for:

    repairs, maintenance, and minor improvements, such as repainting window and door frames

    insertion of new windows and doors that are of a similar appearance to those used in the construction of the house (note – a new bay window will be treated as an extension and may require permission)

    I do however need building control to check the new lintel.

    Unless in a designated area, all houses have permitted development rights. If the extension is only 3m from the original back wall, it is built under PD and any windows in it would fall under PD.

    It would be prudent to send an email or visit the local planning surgery, but even if it did require PP, it would be a formality.
