Need an idea of renovation costs

Guys,

I've just seen a house and before I place an offer I need a very rough estimate of renovation costs.
  • How much would it cost to convert the conservatory (3.6m x 3m) to be an extension of the living room ?
  • To convert the lightings into LED downlight ?
  • Replace the flooring and new carpets in the 1st floor ?
    Currently Kitchen does not have an entry to the hall - I would want to know if it is possible to break the wall ( I think it is wood and not brick wall), but would like to know the cost ?

If anyone could guide me and give me a rough estimate, the reason is because I have never done building works. So, if someone says £50k, then it defeats the whole purpose of offering because thats too much money to be spent !

So, anyhelp please ?

    A conservatory is an outbuilding. It does not need to conform to building regulations.

    An extension is a different beast and is far superior to a conservatory in almost every aspect.

    To legally make it a part of your lounge would essentially involve a new build.
    Everything that is supposed to be in heaven is already here on earth.

    Omg do you really expect anyone to be able to give you a price guide based on that info?

    Replace new flooring and carpets to first floor. I mean what quality flooring are we talking? Is it 500, 1,000 or 2,000 square feet?

    Breaking/knocking down wall - is it possible? yes I say go for it, give it a try. Cost? Sorry my go go gadget long range vision isn't working today.

    Seriously if you are asking such questions to randoms whilst providing next to no info I suggest don't do it as you sound too inexperienced.

    You can't convert a conservatory to an extension because the building regs for an extension are more extensive than those for a conservatory so what you would have to do is to demolish the conservatory and start again from the beginning to build an extension. This means that an extension on the house you are thinking of would cost more than one where you were starting from scratch because you would first have to remove the current conservatory and then build the extension. So to cost the extension you will need to work out how much an extension in your area costs. It may be that after paying for the extension you will have a house that is worth more than the top price for the road meaning that you wouldn't get your money back if you sold the house.

    The flooring and carpets could be several thousand depending on the size of the house.

    All renovations cost more then you think.
  • Guys - Thanks a lot. This was the information I was looking for.

    1. The cost to convert a conservatory to an extension is slightly costlier as that would involve planning and building regs - and that is going to be costlier.
    2. @Mickygg - All I wanted was an idea of the costs I am looking at, as I clearly said I wanted to offer on a house I like and I do not know the costs involved ( as I just know what the end product should like).
