Title restriction

Any advice woudl be appriciated.
Im currently going through a divorce and am in the process of remortgaging to remove the ex's name from mortgage and title deeds. We took out a secured loan 13 years ago with Firstplus, with a second charge on the property. Firstplus sold the debt to Elderbridge. It is now apparent that firstplus still have a restriction on the property. I have contacted Elderbridge a number of times to remove the firstplus restriction but they are unable to do so. I have contacted the solictors who worked for Firstplus and put the restriction on and they cant remove the restriction. The second charge on the property was removed from firstplus and now states Elderbridge. Im going round in circle with daily calls to Elderbridge on the matter and gettig no where. My solicitor cant proceed with remortgage due to the firstplus restriction in place. the remortgage will pay off current main mortgage and second charge mortgage to Elderbridge. The offer date fro re mortage is fast approching. Any ideas?
