Property turned into flats but no permissions

I'm going to ring the EA this morning armed with e information you have all given me! Honestly I'm not naive
, That's why I posted the query here, I suppose emotions of really wanting the property have got in the way. I'll feedback when I get back from work. I would want to make it one home. land title and plan shows 1 freehold property, but council tax shows its split into 2 different flats.0 -

if you are keen, why not look at a subject to contract deal with the vendor? by this i mean, you seek planning permission to turn it back into one house and he agrees to sell it with vacant possession if and when you get planning permission. that way, you resolve the planning issue and the vendor is responsible for dealing with the tenants. by entering into a contratural position with the vendor you agree a price and they wont sell to anyone else in the interim. if you do down this route i would advise seeking professional advice from an agent and planning/development solicitor.0 -

Only managed to get an update yesterday.
I've been told its not in the owners interest to serve notice to his tenants now as he is earning money. The tenants are on short term lets, not assured shorthold tenants so only need a month's notice. Estate agent said owner could agree for them to be out on completion. This doesn't change anything 're the mortgage though or does it?0 -
