Contents & Work Insurance - Should I keep separate?

I've just moved into a new build apartment. I have cover already set up by the developers for builders insurance, this is covered by NHBC. I assume I pay for this through service charge.

Aside from this I need to set up cover for contents. This is mainly just to cover me for flooding. I'm not worried too much about having anything stolen as the flats have very high security so flooding would really be the only concern for this.

The other thing is I do need to set up work insurance cover. I'm a cameraman and photographer so need to insure my equipment for work. Should I look at keeping this separate or try and cover both in one policy? Anyone have experience with this?

  • What about perils like fire, or escape of water? These are usually expensive claims if they occur!

    Personally I think you should try and arrange specialist cover for your camera equipment, it means any claims wouldn't effect your contents insurance.

    As a side note, most contents policies exclude business equipment and tools, so you may find you wouldn't be covered even if you thought you were.

    I suspect you'll find the NHBC cover is more like a defects warranty - not a replacement for buildings insurance. You'll need to find out if you need to buy your own buildings cover or if there is a block policy in place. Don't assume anything.

    Look for a scheme for photographers. I think Towergate do one. As well as loss of or damage to your kit, it will include public liability which is your liability for damage to others property or death/injury to third parties caused by you in the course of your business.

    You're correct, it turns out the NHBC isn't a building insurance per say but I believe I have a separate cover set up which is paid for in the service charge but I am going to check what the covers and hopefully get contents for anything else.

    I will take your advice and get a separate work insurance in place.

    Follow RS's advice and try a specialist Insurer and / or have a look in your trade publications as many of the main stream Contents Insurers do not like providing cover for Camera men / Photographers so you may find it cheaper and the cover more appropriate for your needs.

    Think about including Business Interuption and / or Increased costs of working. These cover you after a valid claim to your property which impacts your business eg a fire damages your camera equipmenyt. The first covers your loss or profit the second would cover the extra it would cost for you to trade following say a fire eg hiring replacement equipment
