Snagging survey on a new build

Hello, I just joined the forum as I too have a similar problem...I have purchased new house before with NHBC warranty and was never aware of such thing as a company doing the snagging list. I am now trying to buy a small flat for my daughter in a office building conversation in Reading area and my solicitor has suggested getting such done to protect myself. However talking to one snagging company I was told there was not much point to do such unless I am clear what new build warranty would actually cover , so i am also confused and these reports seem pricey (over £300 even for one bed flat) so I am stuck on this decision and do not have any recommended company as yet. sorry cannot help with your question as i am also in similar boat
Personally I can't see the point if you just do the snagging at the end, everything's been hidden then - you'll see as much yourself as the surveyor will.
Key thing is finding out what the warranty covers and doesn't cover, investigate the builder themselves and see if there lots of complaints/praise online, and then once you're in look at/test/try everything.
When we do inspections we have to do at least 3 during construction at key stages, but costs would be too high for general purchasers to pay - we only do these on large bespoke properties.0 -
Thank you Comic Geek for your reply, we have been trying to get exact details of the warranty which is supposed to be with Checkmate (which sadly not very known) .....so far not much success but the solicitor is following up. As for the developer ...well where can I start ......they are a commercial property developer based in London but part of a larger northern developer which does residential also, they advertised the flats under the name of one of their sister company instead of their own name which makes one wonder why. It was difficult to get much info through the sales process from the estate agent and process was all dictated .....hence my concerns about what to expect. I was told briefly by the future management company who is to take charge of the building from the developer that there would 48 hours after completion to report snagging but none has yet been clarified in writing. in my previous new built purchases I had two year after sales service when any problem would be sorted out by the developer, but this developer which seems want to walk away and pass the buck to Checkmate or the management company but not yet clearly stated. My solicitor was suggesting if I get a snagging report done before exchange contract or completion that report can pressure them to rectify whatever was found..... I have not had much luck though finding any recommended company at reasonable price. Home snag was suggested by the solicitor but I did not get a good feel after talking to them.0

We have had a couple of new houses done by a local surveyor I can't remember if they advertised as doing snagging or if we just asked. The houses were new about 15 years ago so that is when they would have been done.0
