    Which is why you don't need to deal with the rude EA. You dispute deductions through the deposit scheme. This is one of the reasons the deposit schemes were introduced.

    Any problems with the Letting Agents just get in contact with
    any of the 3 Redress Scheme they have to belong too.


    "Redress scheme registration for estate agencies
    You must join a redress scheme if you operate as an estate agent and deal with residential property.

    The current approved redress schemes are:

    (1) The Property Ombudsman Limited
    (2)Ombudsman Services
    (3)Property Redress Scheme

    You could get a penalty charge notice if you don’t join a redress scheme."

    Unfair Terms and Conditions come to mind !!

    The schemes are there for when internal complaints procedure fails. So make sure you complain to the LA first

    There was also a clause in my lease that said all the blinds/curtains had to be open in daylights hours :rotfl: :rotfl: I'd love to see them implement that while I was on nightshifts! (or on holiday for that matter!)

    Ninth Anniversary 1,000 Posts Name Dropper I've been Money Tipped!
    We have just left and cleaned everywhere we could.

    The oven/hob was a little dirty, but not hegely different to what we moved in with. The oven is new-ish (in the last 10 years), but well used so was difficult to clean.

    The LA (who was an independant inspector, and was quite nice actually) is checking to see what the LL wants to do, but I'm hoping there will be no problem. Our agreement also mentioned "professionally cleaned" - we didn't.

    However, there is another potential sticky issue with a fridge.
    There was a fridge at the start, which we asked to be removed. However, it was still on the Inventory report, clearly there in the photos. Only one reference mentions it is to be removed, which is a sheet explaining our particulars.

    We also have a memorandum sheet, which we filled in and sent to the LA with discrepencies from the Inventory - although we didn't list the fridge on there as it had been removed by the time we were filling it in.

    Along the lines of "must be in bed by 10 O'Clock!
