Offer accepted, vendor has't found house yet. Do we start searches?

Hi guys,

We've just had an offer accepted on a lovely house in Surrey, we're first time buyers so have no chain. As per standard the vendors haven't been able to look yet until they have an offer on their own house which we're fine with.

I just wanted to check if it's the norm for us to not let the solicitor begin their searches until we know the vendor have found a property? We don't want to really outlay a load of money until we know the ball is rolling.

Only reason I asked is I just rang my solicitor and they pushed back quite a lot, first saying the vendor may not be happy about this, as well as saying we should still send them the money they'd need regardless.

Not sure what to say, the thought of spending a lot of money without the vendor beginning their buying process just doesn't make sense to me!

    Do not commit to spend any money until the chain is complete, i.e. your vendor has found somewhere and so on all the way up to the top of the chain to a vendor who is not buying.

    Of course solicitor will complain, but stay your ground!

    Agree with the above, don't waste any time or money until the chain is complete.


    You shouldn't lose out on any time as they will only be starting their process from that time as well.
