    Yes quiet, investors are hibernating since stamp duty and income tax began increasing.

    I was considering a flat today but the stamp duty alone is nearly £8k. As such I'm seeking seekers who will drop price by this sum

    A new development came on today, one of two Ive been waiting for, and it's priced lower than I'd expected, but with the stamp duty is still some £10k over what I will pay

    I'd imagine Hammond will reverse some of the punitive taxes on landlords put forward by Osborne.

    As they found in Ireland, these sort of tenant taxes just push up rents.

    I've just arranged to meet a few estate agents next month after my tenants have moved out, they all seemed very positive, and my value (of £460k) was confirmed as about right. I did wonder whether they just wanted to sound positive to get the business, but my wife said when she put a property on the market last month they all sounded negative, I'll find out soon enough though. Although with December being a poor month I don't anticipate an early sale.

    EDIT: But I would be about £5k net, better off anyway completing just after the tax year ends, as I have already used up my CGT allowance this year (on shares) and also my CGT bill will be about £100k, so if I get to keep that for another year, I can earn off it. So there isn't any hurry to sell.

    I noticed that too. There's been a lot of Chinese money going into Vancouver, to the point where the value has gone in many places.

    A Chinese family I know who have a boat in Vancouver have been looking at Seattle instead.

    Some interesting comments on affordability with mortgage costs as a share of income at historic norm and a la cells they are expensive in London and SE and historically low elsewhere. (Although one factor I think often ignored is the higher the income the smaller the proportion that needs to be spent on non-housing costs).
