Served Notice

Hi,

I've been complaining to my landlord for most of my tenancy (3 years) about issues with the flat, including the shower, which by doing the bare minimum on for the last three years has let get into such a state that he needs to replace the floorboards and redo the bathroom. So he's served me notice.

Is there any recourse I have? The fact that this has happened due to no fault of my own? I'm livid. My plan was to buy a house in the next few months while saving, but now I'm going to have to make alternative arrangements.

  • You are better off out of a place that a landlord will do nothing with when it comes to upkeep, I would not want the hassle of arguments and would simply look at moving on to a short term place until you can buy.

    You can cause issues for them but what will you gain from this, Yes they may be forced into fixing the problems but it'll not likely keep you the flat.

    I do agree, I wanted to get out this flat for a while, I've just been holding on because it's relatively cheap and I'm trying to save up for a house, which I was hoping to start proceedings on in a few months.

    I just don't want them to do this to yet more tenants, I wish there was a way I could warn potential tenants about this Landlord because they are awful. They've evicted me, my downstairs neighbour left as she was fed up of the Landlord not fixing anything - I don't want some poor sod paying thousands in agent fees and moving costs in the future to be ruled by such a crap Landlord.

    Well when they do viewings, tell them.


    But ultimately you will be evicted. Now you can stay for another 3-5 months if you want, but not much longer than that.

    If
    * you renewed your tenancy on/after 1/10/15, and
    * now go on to refer the repairing issues to te 'relevant authority' (council), and
    * they serve a repairing notice on the landlord,

    then the S21 will be invalid.

    * Repairing Obligations: the law, common misconceptions, reporting/enforcing, retaliatory eviction & the new protection (2015)

    Isn't this your 4th thread about the problems you have with the shower? What advice do you want that you haven't already been given? Not that it really matters now because you've been served notice and providing all the paperwork is in order you won't have a defence unless you have signed a new tenancy agreement since 1/10/2015.

    Lazy landlord doing the minimum, but therefore cheap...

    I lived in a place like this, great location, but ghastly inside, so the LL kept it cheap. When we moved out, it was done up and the rent went up massively!!

    Find yourself a room in a houseshare or something that should save you money. Even better, become someone's lodger so you don't have a long notice period.
