Roof valley repair/replacement cost

Looking for some advice.

I have a leaking roof valley. Had a couple of people to look at it. Both think it's not too serious, but essentially in heavy rain water is getting in around a couple of the valley tiles. The felt underneath has rotted away so it's likely gone on for a long time.

I've been quoted £500 by one to do a repair job, and £675 by another for a similar repair job. And £1550 for full valley replacement by the second one, this time a lead base and put the tiles back on top (I think?).

It all seems very expensive to me! Especially having looked around at what this sort of job should cost. But I don't really know if what I'm comparing is equivalent.

Any thoughts?

    My instinct is it's pricey. However

    * where is this? Central London or Liverpool?
    * How high? Bungalow of 8 storey block of flats?
    * Is access easy or hard? Scaffolding needed?
    * How extensive is the repair? Long valley?

    Get a couple more quotes.

    It's hertfordshire, so I know it's going to be more pricey, but it's not central London.

    2 storey detached house.

    Scaffolding will be needed yes. But plenty of space and valley easily accessible from relatively small scaffolding. Had solar panels put up and they had to access roughly same area. Scaffolding wasn't huge.

    It's probably 5m long valley, I think. Somewhere around that.
  • As for quotes - yeh I've rung another company so we'll see what they say as well. I also found some invoices from the previous owners of the house and they were charged £550 to repair the valleys in 2012. So sounds inline with what I'm being told now. However the full replacement cost is what is concerning me, as that's what I'm leaning towards. Especially if they were repaired in 2012.

    As soon as scaffolding is involved, the price shoots up.

    Who did the repair in 2012? You might get them back under warranty as the repair does not seem to have worked.

    Or you might avoid them like the plague!

    These guys have just been round. Quoting £1750 for *both* valleys to be replaced, plus rebedding our ridge tiles (which our survey said needs doing). This is astonishingly cheaper.

    I asked about the warranty, but I was sort of fobbed off a bit. Saying that the ridge tile repointing they did was just a patch up. But they charged £700 at the time. He couldn't explain that. I'm a little hesitant because of this.

    Does anyone have any quotes they can share of similar work (the replacement valley that is)? So far I'm looking at:

    1) £500 patch up. Builder 1.
    2) £675 patch up. Roofer 1.
    3) £1550 replacement lead valley, single. Roofer 1.
    4) £900 replacement lead valley, single. Roofer 2.
    5) £1400 replacement lead valley, double. Roofer 2.
    6) £1750 replacement lead valley, double + rebedding ridge tiles. Roofer 2.

    Owning a house is a nightmare sometimes eh!
