Access to property between exchange-completion - can the EA/seller not grant this?

Maybe he's on holiday, or busy, or simply hates you.

It's not his choice whether you're allowed to measure up etc, that's the choice of the person who currently owns the house - and is probably knee deep in boxes and mayhem.

If you feel ignored, why not write a letter to the owner asking them if you can come for a measure up and ask them to telephone you to arrange a time. Then post it or put it through their door yourself.

    Hi everyone,

we've finally exchanged on our first property wohooo. We have 3 weeks until we complete (I know it's not ideal but it's due to our rental situation, we're FTB).

The EA was a d*ck and a bully throughout this process, and now he's not picking up our emails asking to get access to the property before completion so we can measure and get some quotes for work needed to be done.

This is hugely frustrating - is there a rule/law/something that regulates the buyer's (reasonable) right of access during this period?

Or are we stuck if he refuses to cooperate purely out of spite (because we refused to be bullied during the negotiation process)?

There is no statutory right of access prior to completion.

You say you've emailed the agent, have you tried phoning, or even turning up at their office?

Fact of the matter is it's not yours to measure up.

    Yet.

You almost certainly do have their details via the various documents from your solicitor.

if you delayed completion to save some money they are not going to be that cooperative.

EA will not bee keen on spending(wasting) any time on taking you round and waiting while you measure up,

The vendor would be mad to allow free access if the place is empty.

Shot yourself in the foot you could have had an overlap to measure, clean, get people in, do some work.... before moving your stuff in.

What is the rush? It will be the same size when you move in as it is now.
Beer crates and take-aways to start with, surely.
