Trouble with DPS

Hi everyone.
I've just moved out of a rented apartment and the Agency is saying that i need to pay for a cracked tile in the kitchen. very small hairline crack. having being a landlord myself i would class this as fair wear and tear?
There is spare tiles in the loft but the agency says they have to get someone out?
any advice?

Have you left or can you replace yourself?
Must admit I'd consider that petty, and as a LL I'd just replace it myself as part of hand-off work between tenants. I always go in, change the locks, touch up paint, finish off cleaning, repair a few bits - it's part of being a LL.
However, strictly speaking, tiles don't tend to just crack by themselves, even over time (so far as I know) so I guess it is 'damage'.
And yes, if the LL has delegatd repairs to the agent, the agent will employ a contractor to replace this £2 tile.....0 -
I've Left thats the thing and i know a tiler who could go in and do it for free.
Ive look after the property well because i know what happens. i even asked for permission to put mirror hooks up and wall stickers up on the wall and now there saying i didn't. i wouldn't have a problem with this in one of mine.
