Hi all,
I'm selling my house and the buyers or agents have been a little dishonest told they were cash buyers then told they are getting a buy to let mortgage! Now that wouldn't bother most people but I made it clear I didn't want to sell to an investor for various reasons. Anyway turns out the buyers haven't sorted their mortgage so we are back to square one and waiting all over again mean while our purchase is going well which is gutting. So I'm after advice from people that have been in the same or similar situations.

Why are you not willing to sell to someone who wishes to rent the property out?.
If you are that against buy-to-lets, then go to the expense of putting a covenant on the property forbidding the letting in part or whole.
At the end of the day, what someone does with a property once they own it is of no concern to the previous owner.Never Knowingly Understood.

We stipulated a house we sold would not be sold to a buy to let because we liked our neighbours enough and they were worried (as I would) that rented properties aren't as loved or cared for by the occupiers.
I wish I'd thought about making a covenant now!0 -
I think people have weird ideas about people who rent their homes rather than buy them. Some tenants occupy houses for longer than people who have bought them and they look after them. They keep the gardens looking nice and they look after the properties. In fact sometimes it is difficult to tell the difference between owned and rented properties and by this I mean private rentals not rent act or housing association.
I would also suggest that you consider this. If you had a son or daughter who were going to get divorced and they needed somewhere to rent. Where would prefer them to rent? Would you prefer them to rent a house like yours or would you prefer them to rent something in a terrible area?0 -
no idea what sort of advice you are looking for, if you won't sell to investors then say so upfront and stop wasting people's time. What else did you think you could do?0

Have you a list of other types of people who you don't want to use your home after it's no longer yours?

If they buyer is a BTL investor and you don't wish to sell to a BTL investor, tell the agent you are not going to sell and put the property back on the market.
Depending on your contract, you may receive a bill since the EA has introduced a 'proceedable buyer'.
Alternatively, learn patience (always needed in property deals) and deal with the sale as it progresses day by day.0 -
It's far easier to get rid of a bad tenant than it is a bad homeowner. Just a thought.0

If you prepared to limit your market to non investors/ BTL then you must be prepared to wait and ensure you don't get penalised in your EA contract"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"
