Disrepair whilst renting

    Oh also my house has a EPC rating of F. Its a 1920s house and has no cavity walls just concrete i guess which was covered internally in plasterboard which is where all the yellow dots are. There are hundreds. Upstairs and down. Oh he said the walls were down to ventilation/heating and low level insulation but still wont pay for my furniture. I am trying to move but being in receipt of benefits most estate agents wont take it so i have put my name on council list which may still take a while. I pay £625 a month rent at the minute

  • For your and your families peace of mind&health,i would start planning to move we all know moving is hassle(i see you have) great.
    Landlords like to blame tenants for damp in any way they can,they have a list of reasons ready to fire at you,one by one.

    You need to move house. The house that you are living in is cheap because it has an energy certificate of F and because it is in bad repair.

    When you move do not try to get the biggest house for your money. Any rented property that is cheap is always cheap for a reason. So do not go for another big cheap house.

    Take the landlord to court for non protection of the deposit and hopefully, that will cover the cost of the furniture. If she can evidence that the damage was indeed due to poor ventilation, you won't be able to get compensation for it as it will be deemed your responsibility.

    In the meantime, find a more suitable place for your and your children.

    Contact shelter to know your rights and ways to move on without breaking your contract

    payment, protection and return

    * Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?
