I did a 24 mile round trip with my son for five years. It didn't make me want to sell my house.
I came into this world with nothing and I've got most of it left.

Whatever your pay rise is don't use that money. Pay it to debts for the time being that'll make a big difference without you realising. In fact come to the debt free board between now and January you can make a difference. I think credit cards are better as it a lower minimum payment. X

  • Hi, its not just the 48 mile a day round trip, its the catchment area for that school for his little brother so they go to school together.

I don't know what lenders think but financially it's better to reduce debt according to the highest interest rate, but bearing in mind any early repayment charges. Try to keep enough in savings that with your equity, and leaving enough buying/selling costs, you have enough for a good LTV ratio on the new property. Also don't look at your credit scores but the information on all 3 of them. Are there any inaccuracies, missed or late payments, debts or credit you don't recognise? There's no need to sign up for fee paying services to see these.
Don't listen to me, I'm no expert!

    48 miles? That's grown somewhat.

Look at the school admissions criteria. Usually sibling entry is a high priority, even if out of catchment area.
