                    Hello,
I recently moved out of a one bedroom flat. The flat was given to me in a dirty condition (as referenced in the check-in report given to me).
The contract states that I should leave the flat "to the same standard" it was given to me. I have gone beyond that and had the flat professionally cleaned before I left.
Low and behold, I get an email saying that they were charging me for the skirting boards being dirty (they were clean when I left but dirty when I moved in) and some bathroom tile had a mark on it.
I wrote a lengthy reply detailing what was written in the check-in report, the contract and what their check-out report said. In every case, I left the kitchen/bathroom/bedroom/living room in a better standard than given to me, or that I was contractually obliged to give it back using their check-in and check-out report as proof.
I clearly spooked them, I gave them 5 days to return my deposit. This is now day 10, I haven't heard a thing. I don't want to bring the lawyers or threaten anything legalese (though I am happy to do that if required).
What should my next email say to these charlatans?

Thanks chaps. Do you think they're trying to call my bluff or are they trying to bury their heads? I'm a bit taken away by their behaviour.0

When I moved out of my last place I just went onto the deposit holding companys website and submitted a request for the full amount to be returned. The landlord had to respond within 10 days with any dispute.
I didn't bother with the agency, they didn't know their !!!!! from their elbow!0

Don't worry about the why's and wherefore's.., its a waste of time and not important (we are not psychic, it could be any reason). Just claim the deposit back from whichever scheme its in.0

Please don't be. Unfortunately this is part and parcel of dealing with letting agents. Doesn't mean that it's acceptable though.0
