When to make an offer,

Wondering if someone could help out with the process of making an offer.
We have been to view a house we both agree on, the viewing was done by the seller so didn't feel like we could have a proper snoop round. We had a look around the whole house but before spending 180k I'd like to know the heating works on all radiators, the windows aren't letting in drafts etc. What is the best way to do stuff like this? Is it acceptable to request another viewing and for the c/h to be turned on an hour before? The house is only 6 years old so I am guessing all will be fine but would be nice to have that reassurance

Yes, you can definitely request another viewing. Other helpful things to check would be when the boiler was last serviced and the hot water pressure, particularly upstairs. If it has decent hot water pressure it saves having to fit an extra pump to get a powerful shower.0

You can have as many viewings as you like, even take a professional with you if you like. However often what's done is that if you think you'd like to buy it, the assumption is made that there aren't any substantial faults other than those you can readily see for yourself, and you make your offer. Then if you get to the stage that you have an agreement on price you would have your surveys, or do your own more detailed rekky etc, and if anything comes up then you start thinking about whether it's going to cost money to put right, or even whether you no longer wish to proceed.0

Ask for another viewing, or two, make an offer based on everything working properly. Take your time, ask the seller to put the heating on while you're there, feel the radiators after a 5 min walk around. Listen for noise from closed windows - if it's quiet then chances are draughts will be minimal.
Don't be shy to poke around, open any fitted units to check doors work, turn lights on an off, open taps to check water pressure. The seller should be lucky to get an offer from you and they should work for it.0 -
We viewed twice and we would have viewed more if we felt we needed to. It's a substantial amount of money to spend and be bashful about making sure everything is how you want it to be.
Once you've bought it, it's yours, warts and all and there is always a wart, small or otherwise, somewhere about the place you miss on viewings.
