Exchanged - Completing next week, sewage problem

My husband and I have exchanged and are completing next week.

Whilst in the kitchen this morning I smelt the most horrendous sewage. It looks like the pipe from our house has backed up and leaked into the house.

What do i do! This is really quick urgent.

    Get a drainage firm out ASAP! It needs sorting before proper damage is done!

    Damage has already been caused It already has it has leaked out inside the property. Had to get out emergency drain people.

    Insurance claim.

    advise buyers (I assume you are the seller?) what has happened and that your insurers will fix.

    Alternatively buyers should be able to claim on their insurance assuming your contract is the Standard Conditions of Sale 5th edition. (see clause 5)

    I am guessing I should let me solicitor know about the situation also?
  • Don't worry about the smell. Our drains were blocked and leaked under the floorboard. I was really worried about the horrendous smell but once the issue was resolved, the smell went incredibly quickly
