Transfer of Solicitor at late stage

Hi There,
Just looking for some advice on my flat purchase particularly with the conveyancing.
I am a FTB had an offer accepted on a flat around 6 months ago. The lease on the flat was 77 years but was being extended to 99 years so this obviously meant the purchase would be slightly more complicated than usual although surely nothing that they haven't dealt with before.
On advice from this website I used Co op to find a conveyancer and went with a company called 'Total Conveyancing Services' (TCS).
However 6 months later and the vendors are getting extremely frustrated. I am getting irate calls from the Estate Agent on a daily basis saying that my solicitors just keep saying the same thing to them and there appears to be no movement on the sale. I have been told that the vendors have been threatening to pull out of the sale and go to sealed bids.
A couple of weeks ago my mortgage was put on hold because the solicitors did not inform HSBC that the lease was being extended and I have not heard anything since.
Despite emailing and calling the solicitors I never get any sort of response and am now losing patience and feel the only way is a transfer of solicitors even though 95% of the solicitors work is probably done - all the searches have been done.
Has anyone had any experience of this and the steps involved?

Have you written to the solicitors requesting an explanation of what matters are outstanding, and what the delay is?
Have you looked at their terms of reference, identified their complaints procedure, and followed it?

Yes I have been writing to them every single day for the past two weeks but they never respond.
They keep telling the EA they are awaiting responses to their queries from the vendors solicitor but the EA has told me that there have been no queries raised.0
