Boundaries, apparently we don't have any?

Hello All
So everything now gone through and we have had the final report along with some draft title deeds for the property. Everything looks fine except for two things:
It says that on the Draft title deed that we are responsible for the boundaries marked with a "T" although on the plan sent over none of our 4 boundaries are marked with a "T" our house is a semi detached so I'm confused as to why we wouldn't have at least the side of the fence which has nobody attached to it, the only thing it's near is a private driveway. I have also checked the report our solicitor sent over and it does state we "Have no responsibilities for boundaries". I have checked the neighbours deeds and they don't own the boundary that separates our land from theirs so surely we should obtain this boundary?
Is there a problem if we don't have responsibility over the boundary would it mean we couldn't maintain/decorate the fence that goes around our property? The fence actually sits on our land so even if someone else owns it surely they can't access it without our permission? Can this be fixed fairly easily by just drawing in the "T" on the plan? Just a little confused sorry!!
I have emailed our solicitor last Thursday to ask for an explanation and chased him up today but again to no avail hence why I'm turning to you guys
Last thing but I don't think it matters that much!? On number 7 of the TP1 draft we where sent titled "Transferee’s intended address(es) for service for entry in the register" underneath is our neighbours address. Why is this and what does it mean?
Sorry to be a pain guys I'm hoping this will be the last hiccup and then we'll be in! Any help would be most appreciated! :beer:

Very minor detail.
Thousands of properties have unclear responsibility over boundaries. Generaly people reach amicable agreements with their neighbours.
Thisi s standard wording. It does not mean there are any 'T's!It says that on the Draft title deed that we are responsible for the boundaries marked with a "T"0 -

This is the address that will be recorded on the land registry for any official notices etc. to be sent out to in relation to the property.
It means someone's forgotten to change the address when they were filling in the TP1 forms. The draft form needs changing to show your correct address.
While they're about it, they might as well add some "T" marks to boundaries, I would think, even if this is only a minor detail.0 -

Well OP seems quite clear the fence is on their land.
If that's the case - ie that it wasnt their fence, though it is on their land, then one presumes she could dismantle the fence and return it to the neighbour and put her own fence up instead on her land.
You don't need anyone else's permission to remove something from your own land.0 -

From the OP's posting history, I believe the property they are purchasing is a newly-converted barn so I would assume the fence is of relatively recent standing

I wouldn't assume anything.
The barn might be recently converted but the land may have been split up decades ago.0 -

Granted. I think the whole development of which the OP's potential purchase makes up part might be recent though, which again is no guarantee that the boundaries are recent of course

I think the boundaries have been put in recently although I'm not 100% sure! I'm happy that it can be easily sorted and I'm trying to sort it out now.
It seems silly to me as our solicitors and the sellers solicitors are making this a huge argument. I have sent over a copy of the plan with the correct "T" markings in place (Did this by also obtaining both neighbours title deeds and seeing what is marked with a "T" on their plan) it took me all of 5 minutes to sort this. The sellers solicitors are also arguing the case that the address is correct when it blatantly isn't and I've highlighted this and sent it off. Took me another 5 minutes but again it's still in progress and I'm waiting for them to open their eyes and see what I'm pointing out!
Why do solicitors have to take forever and a day to sort out minor problems I'm getting so frustrated!!! Grrrr, sorry just a small rant had to get it off my chest LOL. You don't expect to be waiting around for 5-6 months when there's no chain involved and you're a first time buyer!0
