Partner not paying mortgage

Hi,
Hoping for some advice!
My partner and I were not married and he moved out of the home in June 2016. For the past 4 months I have been paying the mortgage even though the mortgage is in joint names. Can the bank automatically default the mortgage into my name if I contact them as I can prove I have made the payments solely for the last 4 months?
I have re-applied for the mortgage to take it over in my own name but he won't sign it over until he gets 'bought out' even though the house is in negative equity. The new mortgage offer in my own name has been approved and the deeds have been released to my solicitor. Any help would be great.

I doubt the mortgage is split into his part and your part as far as the bank is concerned, if you don't make the required payments you will default on the mortgage and could lose the house.0 -

Then suggest that the property is sold and you both pay 50% of the negative equity. May start to see some sense. By you taking on the mortgage you are accepting the liability of the negative equity.
Mortgages are a joint and several liability. There's no your and mine parts.
Is the mortgage on a repayment or interest only basis?0 -

Does he believe that there is equity in the house? If so, can you get estates agents to come and value the house to show him as evidence?
Only other alternative is to take him to court to release him off the deeds, but this is costly. Maybe a solicitor letter might change his mind?0 -

Yes, but OP says the lender is happy for the ex to be taken off the mortgage - which is very unusual in cases of negative equity. So, it's possible the ex might be correct to think there's some equity in the propertyl0
