Solicitors fees

I have received a fixed legal fee quote from my solicitor for conveyancing. Do solicitors charge extra for answering questions through phone calls or emails? Would they warn me first?

    I have read the terms and conditions but that is not being made clear to me. Pardon my ignorance but as a first time home buyer and dealing with solicitors this is all new to me.

    Every time I have bought property, the solicitors have a standard charge for their work then add on extra fees for various bits and pieces which they call extra work.

    As for emails and questions - think of it as 20 questions, they will allow you a set number of queries to which they will respond for free and anything above their set number they will charge for.

    For example, if they give you 20 questions as part of their service and you make 50 queries either by email or phone then you will be charged for the extra 30.

    As a rough guide set aside double what they have quoted for their service and you should get change out of that.

    Fair enough. I'd say don't bombard them with petty questions and you'll be fine.

    How did you find the solicitor and what sort of property are you purchasing?
  • They should warn you in advance of incurring extra costs, but they are not legally obliged to. Sometimes they can't, for example if they need to do something on the day of completion.

    Most decent solicitors will give you a heads up and a good reason. If they were recommended to you then you could ask the person who recommended them what happened in their case.
