Enivronment Agency Flood Zones

Hi,
We've seen a property we like but on the Enivronment Agency's flood planning website it shows a Zone 3 running through the garden about half way up the plot. The house itself is on slightly higher ground and according to the map is not in a flood zone, nor are any of the other houses on the cul de sac or the street itself.
The risk is from a dyke that runs alongside the edge of the housing estates and is about 150 metres away. It flooded about 10 years ago and there was some quite bad flooding in the area but to my knowledge the property in question was not flooded.
How reliable is the map and boundaries of the zones? Will the fact that the garden is in a flood zone affect insurance premiums despite the fact that the house itself is not? I've just done a quote and for buildings insurance it came back around £130 which doesn't sound bad?

the maps are a reasonably accurate record of worse case floods since records began
they are not predictive of what will happen next time, since no one knows for sure how big the next one will be, or what the worst one was before records began
you won't know the impact on insurance until you get a few more quotes and establish for a fact how insurers treat that property. Be careful of internet quotes that do not ask the same detailed questions as a real purchase of a real policy would require0
