Estate Agent Choice

As most people look at Rightmove these days, does it really matter which EA you have?

(I know to negotiate fees, good pics etc)

But as long as you have good pics that is what gets the viewings surely?

Just that there is a wide range of choice but as someone looking at property I only look at RM and Zoopla (not EA websites)

  • What about after an offer has been accepted - who is going to be chasing that sale through for you? That's why it matters.

    As said above... negotiating offers, and getting from offer to exchange is often the toughest part of the process.

    You should 'grill' the EAs about this - in order to help you judge who will be good at it.

    Also read each of the EA's contracts before making a decision (not just the headline fees) - contracts can vary a lot.

    Don't just negotiate the commission price.

    Negotiate the minimum contract period (if sole agency). You don't want to be stuck with them for months if they turn out to be rubbish. 8 weeks? You don't have to leave after the 8 weeks is up, but it's good to have the option.

    Be careful about when commission is payable. Read the contract. I'd insist on payment only being due if a sale Completes (or at a push, Exchnges contracts), NOT just 'introducing a proceedable buyer' or some-such wording.

    If local, knock on the door of her old address. She might open the door! If not, a friendly chat with whoever does - "Oh has she moved? Do you know where she's gone?"
