Sealing and Painting a wall/ceiling cost?

Hi All,

Our flat had a leak from a pipe and unfortunately caused damage to the flat below which we are liable to pay for. Our managing Agent has got a couple of quotes to essentially prep and seal the affected areas of roof and wall and then repaint. I don’t know the exact extent of the damage but does a quote of £450 - £500 sound in the right ballpark or too high?

    you could probably do it yourself in a weekend with a £20-£30 budget and hardly any work?

    Ok, you are going to need a solvent based stain stop or a zinsser primer that starts at £13 per litre. That will cover about 4 sq mtrs with 2 coats, which for water marks is definitely required. Then a decent top coat emulsion, if you have to buy it call it £10. Allow probably a day for the job, cutting in takes a lot longer than the roller work. Your going to have to wait for each coat to fully dry before you apply next coat so lets hope its warm and you have a fan. I assume the flat is empty and no carpets to save you putting out sheets and covers. You probably have brusher, rollers, tray etc. Lets hope its fairly limited damage. I'd value that job at about £350 if I had to price it blind. Depends how big the room is and how bad the damage, but that would be my ball park estimate.
    Did you know on site the painters are usually paid at a higher rate than electricians and plumbers? They get the best and fastest guys mind, and they can cut in really accurately and fast.

  • Thanks but I would doubt my ability to fix it and would think the flat below would want it done professionally.

    I thought it was maybe a little overpriced but may just not be worth arguing about.
