Home buying

Hello, can anyone advise I am buying my first home and was wondering if the house I am buying should have a boiler certification and electrical certification? I'm not sure if that is the law to have these? Many thanks

    Any notifiable electrical work since Jan 2005 should have a compliance certificate.

    All boiler installations since April 2005 should have a compliance certificate.

    Other than that there is no requirement for annual test, service, etc.

    But if it hasn't what would you do? I guess you get it checked then decide whether to buy or not, buy without or walk away.

    My bet is the seller wont care and is unlikely to contribute. We pay about £38 for a gas safety cert and between £100 - £120 for electric. Its the costs involved if it needs putting right that are the worry, buyers quite often get a heating and wiring check done before they proceed.

    If you have concerns about the boiler or electrics (in England), you pay a gas engineer or electrician to inspect.

    Even if there is a Compliance certificated dated from installation, that tells you nothing about the current condition.
