Topping up Max Mortgage

HI
Our house has been on the market for several months. In the last week we have had a sucessful viewing from a lovely couple who came back for a second viewing last weekend.
They placed a low offer on the house today, which i rejected.
This evening i had an unannounced visit from the potential buyer who said that our asking price was £2500 above their max mortgage. However a family member has agreed to loan them the money.
It all sounds a bit odd to me. Can this go through with a mortgage plus a private loan/gift from a family member.?
I guess i should ask him to speak with his mortgage company and declare a bigger deposit?
Any advice welcome!

So they have a larger deposit available.
Accept their offer but keep the property on the market for now. Till, say, the mortgage lender's Valuation is done.
It's possible they'll not get theirmortgage - but that is true of anyone! If they happy to offer you a price you are happy to accept, go for it.0
