Should we have been given building certificate on exchange?

We recently bought a house that had an extension. Our inventory (r whatever the it is called) that the vendor has completed and has been signed off by the solicitor states that the building certificate and the electricity certificate are 'enclosed.'

I'm assuming enclosed means that the vendor has provided these to his solicitors. Should we have been given copies of these? If so, I want to chase them ASAP.

    It should be within the info you receive from the solicitor after completion. They should have seen it before exchange of contracts. Have you completed, or only exchanged? Ask your solicitor whether it was enclosed as stated.
  • We have completed, a few weeks ago, I'm assuming our solicitor will have seen the certificates to be able to sign off on it. He hasn't given them to us and is now not replying to our emails.

    Write and ask for all documentation relating to the purchase. They may be storing it for you in their archives.

    Or you can always get confirmation via the local authority that the certificate has ben granted.

    I'd be a bit wary of doing this in case there is an issue and you need to get indemnity insurance. This would be invalidated by contacting the LA. If it is recent you may be able to search online without alerting them.

    These documents should have been supplied to you solicitor, so keep chasing them.

    If the extension work is over four years old then indemnity insurance is not worth worrying about, as you will be outside the time period where the council can take any enforcement action.
