Seilling my home

I just wondered if anyone would take the time to look at my property on right move. I have had it on there now for about 3 weeks, but have not had a viewing as of yet. I just wondered what you guys thought of it and the asking price etc. Any feedback would be much appreciated


It is on right move, type in the postcode of HD4 6JS and a 2 bedroom property. It is listed at a price of 132,995. Any feedback please :) Thank you

    Some of your pics, including the first one, look lovely - very professionally staged/shot - others less so and these look a little cluttered - I'd definitely tidy away the washing line and outdoor toys! Why is the front of the house pic number 9 in the sequence though? A lot of buyers will wonder what is wrong with the front elevation if it isn't the first pic.......

    I'm not familiar with your location and don't know if that's a good price, although to my southern eyes it seems so, but guess maybe not if you've not been getting any viewings......

    How does the market seem generally in your area? Remember many people are just starting to look for a property after the long summer hols. When we last sold - in 2014 - our house went on the market 1st Sept and although we didn't have many viewings before we sold (only five), we did get an initial flurry. Otoh, when we sold my parents' house in 2012, there were few viewings throughout July/Aug and it was late September/early October before things really picked up.

  • Ok lovely that's great. I think because I have had no viewing they have tried to mix the pictures up a little bit to see if it encourages anyone to book a viewing. I shall get on with de cluttering the garden and go from there.

  • My next door neighbours house has gone up for sale last week and they had a viewing literally 2 days from being on the market and it up for £140,000. It is bigger, well the upstairs is bigger as their extension extends upstairs where ours in only the kitchen. I do think you're right with the pictures of outside as it does look a bit cluttered with the playhouse etc, but not sure if I have confidence in the estate agents I have decided to go with. I expect phone calls and they never call me or call me back when I have left a message and have been quite rude over the phone. I'm not 100% happy. I just can't understand why I am not having viewings. Maybe you're right with the time of year and hopefully things will pick up. I wanted an outsiders point of view to see if there is anything in the pictures that could be putting people off?! :)

    for a £7k difference I think you will struggle unless someone really cannot go the extra few thousand for next door.

    as a starter home for a new family you have the all important secure garden but next door's looks wider and, to be blunt, nicer, yet both you and they obviously have young kids. Which may be why their first photo is their garden

    personal taste but i prefer their idea of making the fireplace the exposed stonework rather than your idea of plastered fireplace and exposed recesses. yes it is a "feature" but your's looks like the inside of an unfinished barn. Again that is my personal taste - do not take this to heart. I much prefer your staging as your downstairs looks like a room for living in, theirs looks like they don't know how to use it with a TV looking at the dining table and the sofa shoved up the far end , your staging is much better

    their kitchen obviously gains from the extra space they have compared to you, Whether that is worth 7k is the key question.

    your master bedroom photo is better than theirs as the latter emphasises how small the property is with the "tiny" gap between foot of bed and the wall. Your photo misses out the wall so that is not pushed in your face

    your second bedroom looks a functional room for a young kid. Obviously your kids bed emphasises the lack of room width but the fact they have a cot not a bed would make me question if there is enough space for a bed to start with. Overall I don't think either picture scores over the other

    their bathroom is lovely and really reflects the extra space they have. The angle chosen for your bathroom photo shows you have a basic room and that is all. On that basis I do think next door wins out easily on the bathroom sakes

    I have no idea of the area but using the 3 miles radius for a search means "Huddersfield" becomes included and there it would seem property is cheaper as your 2 bed competition is a different league in that you get end of Terrance and semis for less than your asking price

    and as a final comment, it may have council house looks and decor that is positively revolting compared to yours but this one has garages and is the one I would look at before you given it is 22k cheaper

    It's a lovely house but the living room looks very dark - can you open the curtains wider and remove the blinds?
    Is there space for a small dining table to go in the corner of the lounge?
    Also The photos are out of sequence -it would be much more appealing if you start with one of the exterior and then move through the house. A photo of the cellar would be useful too.
    Edit: the description is full of grammatical errors and is overly waffle, it sounds like it was written by the work experience boy. Does the offroad parking at the rear belong to the property, or is it just first come first serve parking on a road?

    One of my bugbears on Rightmove is obscure addresses - do all of your potential buyers know where Newsome is? I see other properties are listed as "Newsome, Huddersfield" which I think makes it a bit clearer.

    There's not much wrong with yours, but the fit and finish of your competition just looks a little higher, especially the kitchen.

    Faced with the two, I think people would just look at the neighbours. It's just bad timing i think, unless you want o drop the price to differentiate a bit more
  • there if off road parking at the rear of the property, which is big enough for 2 cars. I understand what you mean about the summary as I found when I read it that it was full of errors also, which I need to speak to them about. There would be space in the lounge for s dining table, if like next door you only had one sofa in the room. I could take the blinds off as I am not too keen on them anyway had them for years, which I suppose will light up the room more.
    The pictures were changed as the front of the house used to be the first pic, but as we have had no viewings they have changed the sequence, but a few people have stated that the front of the house should be before some of the others as number 9 on the pictures isn't really in a good sequence so something else I could bring up with the estate agents.

    I think that the main shot should always be of the front of the house, but otherwise that looks a lovely place.

    It is too expensive for the area. There are houses with 3 bedrooms for sale in Newsome that are cheaper than your 2 bed. Not everyone wants something that is grade 2 listed.

    When you had it valued by estate agents did you get a range of values? If so what was the bottom and what was the top one?

    A two bed house is only a two bed house and it has to appeal to people who want a two bed house. Many people do not want parking that is at the rear of the property.

    What you need to do is to look at what you buy can in terms of a two bed house in Newsome and compare the interiors of those to your house.
