Ah gotcha.
Did it pass and did you hold your breath when you hit submit? I did on my first few after becoming a broker :P
Certainly did, though when it came through they said upto 100k more than we want - hopefully that means it should go through if and when we go to full app.

I am pretty sure HSBC only did a soft check on mine. The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...0

Hi all. Hope this is the best place to ask this. Does anyone know exactly what a lender will see on your credit file when performing a soft search? Is it just basic stuff like credit score, number of credit agreements or is it more in depth and can they see total amount of unsecured debt for example?0

Yes - that's correct.

So does Natwest

As does TSB

Its merely a guide as to the maximum a lender might give you so you can think about what sort of properties are in your price range. But a different lender might give you more or less and some lenders treat different types of income and spending differently.0 -
The problem with the HSBC soft search is that the personal bankers who do them use totally different figures for expenditure to that of the mortgage advisors.
Some lenders AIPs are very reliable. HSBC AIP is about as reliable as a chocolate tea pot.0
