what should a solicitor/conegancy be searching for?

I am about to purchase a house £310k and was recomended by the estate agent to use one they knew.
As this will speed up the hand over. Because it house is a one year old new build the vender whats it done with in a month and i am told i could lose my deposit.
However, there fees include : purchase mortgage admin fee, lawer checker, ID verification, archive fee, chancel repair block policy admin fee.
These are fees that i have not seem on other solicitors quotes.
I am purchsing the mortgage, so why are they charging me a admin fee?
When i asked them why they so expensive and all these check, the responce was other solicitors will have hidden fee...??
I am wondering if they just adding on unnessary fees.
What are the must check fee and legal fees a solicitor should do, i know the basic like, stamp duty, land reg fee, bankruptcy seach

Do NOT use the EA's 'recommended' solicitor - the EA gets a commission (you pay) and it will NOT speed anything up

what deposit? Do not pay a depsoit till Exchange of Contracts, at which point it is impossible to lose it (unless you fail to Complete.)
However, there fees the solicitor?) include : purchase mortgage admin fee, this is for acting for your mortgage lender as well as for you lawer checker,???? ID verification, yes archive fee, ??? chancel repair block policy admin fee.????

Get 3+ quotes and compare carefully. Ideally walk into a local solcitors office and ask to see a solicitor for a quote. Sit down and discuss/get it explained. You'll soon 'feel' if you trust them.

..house is a one year old new build...
This seems contradictory, it's either 1 year old or it's a new build. I suspect it means it was a new build and it has not sold in the year since it was completed. That should put you in a very strong position to tell them where to stick both their recommended solicitor and their one month completion.0
