Tenancy Agreement - not allowed to dry clothes inside

    A lot depends on the size of the flat, how well insulated it is, and whether windows are opened and extractor fans used etc

    Obviously a high spin speed on the washing machine will reduce the amount of water vapour drying clothes will cause too

    We put a washer/dryer in our flat to encourage the tenant not to dry washing inside, but have no clause demanding they usr it. I do not see how that is enforceable.

    Worst case I get evicted, but I doubt that will happen as there will be no mould.

    Just make sure there isn't. Sometimes, even all safe measures will not be enough if you don't use a dryer. This clause means that if there is some, and they have evidence that clothes must have been dried without using a dryer (which can be concluded if indeed there is no dryer in the house), they could use this to justify keeping a large chunk, if not all your deposit when you are evicted.

    Just FYI if you asked to see the agreement and they refused (and you can prove this) then you could sue for your holding deposit and likely win.


    Terms had not been agreed at that point and it's perfectly sensible to have sight of the contract prior to agreeing. Negotiation is perfectly acceptable.
  • Don't assume that because you've not had mould problems before, it'll never happen in this property. Ensure the flat is well ventilated and windows are open while wet clothes are drying, and keep a close eye on walls. A good washing machine leaves clothes almost dry anyway.

    I think you mean dehumidifier. Some of them have a setting for use when drying laundry.
  • My tenants were complaining that the flat felt damp not long after they moved in. As I had never had a damp problem in 9 years living there, and my previous tenant had none either, I couldn't understand why.

    It turned out that being from the south of Italy they find Scotland very cold, and so do not open windows and keep the heating on most of the time (even in summer!!). They also do laundry almost every day which they hung up to dry. This resulted in conditions I can only compare to a rain forest.

    There is no outside are that could be used for drying, but the flat does have a high quality washer/dryer (there is no space in the kitchen for a separate dryer) which they weren't using as they hadn't realised it was a drier. I also loaned them a dehumidifier and suggested that they open the windows on a regular basis, and these measures seem to have resolved the problem. I wouldn't ask them to stop hanging up washing to dry, unless they were doing it in some way that was causing real damage, as that really seems like a step too far.

    Probably the LL has had someone in before who did cause problems and this is why they are now including this clause. I think as long as you don't cause any condensation and mould issues you don't have any reason to worry.
